Facts about the Housing Market in Ann Arbor, Michigan

These facts are true about the Ann Arbor real estate market:

  • The closer to campus the more money per square foot will be paid for the property.
  • Homes which can be walked/biked from and to campus/downtown are the most desirable (back to the first point).
  • Homes which are in good condition sell faster.
  • Homes on major thoroughfares take longer to sell or sell for less.
  • The more expensive the home, the longer it sits on the market, generally.

We live in an area in which campus and downtown are like lakefront property, there are only so many homes and these homes are limited and the demand is high. The demand will not falter and even after the Ann Arbor market was hit with a major employer pulling out (Pfizer) we did see a softening of the market, but the first to come back are the homes within a mile or two of campus/downtown.

First Time Home Buyer Credit

Well it seems that the National Association of Realtors and the Michigan Association of Realtors had it wrong yesterday.  I need to announce that the $8,000.00 credit is NOT available at the closing table.

It is too early to say that the money is available at the closing table and check back to read the updates as I receive them.  I will keep you posted.

Big News on the First Time Home Buyer Credit

The White House and HUD Secretary have announced huge news today.  Federal Housing Administration is going to permit its lenders to allow homeowners to use the $8,000 tax credit as a down payment.

If you wonder if it has made a real difference; I can tell you in our market:  YES! The first time home buyers are looking in all areas near Ann Arbor and they are purchasing, but the key continues to be pricing your home properly.
